Replacement suits hardware that is broken, worn past adjustment, or simply the wrong grade for the door: a deadbolt on a Saranap cottage whose bolt no longer clears its strike, a mid-century mortise set in Parkmead that has finally quit after seventy years, a builder handleset on a Northgate front door that has loosened every year since the eighties, a Rossmoor manor moving to lever handles because a round knob has become hard to turn. The van carries deadbolts, knobs, levers, handlesets and a working stock of mortise replacements.
Nothing comes off the door before thickness, backset and bore are measured, because a 1955 ranch door is not prepped like a 2018 one and older builder bores are frequently oversized. Where the prep fits, a door takes twenty to thirty minutes. Where it does not, the door is filled or re-bored and you see the fit before the lock is mounted. Mid-century mortise sets will usually accept a modern case behind the original trim, which keeps the brass you like and gives you a lock that latches. Keys are cut on site and matched to your other doors on request.
Installed figures run $109 to $295 per lock with the hardware included. A Grade 3 residential deadbolt is the $109 end. Grade 2 deadbolts, lever sets, a full handleset with matching deadbolt, and mortise replacements reach $295. The $89 visit is inside the total rather than a line beneath it. Evening fitting carries $40 and overnight carries $75. Restricted cylinders and unusual door prep are figured before the work, never discovered partway through it.
A photograph of the lock face and the door edge is enough to settle the figure while you are still on the call. A name and a window arrive by text. On site: measurement, removal, fitting, strike adjustment, key cutting, and a test of the closed door with the weatherstrip compressed, because a lock that works with the door standing open is not finished. Card or tap, and a receipt itemized per lock with brand, model and finish named for your records or the association’s.
“My hands are not what they were and the old knob on the front door had become a wrestling match. Quoted $248 for a lever handle and an easy-turn deadbolt that meet the manor hardware standard, and $248 is what my card showed. He knew the gate check-in procedure and allowed for it instead of calling me from the entrance in a panic. Both keys work with one finger now.”
Every job is quoted from the list below. The $89 service call is already inside the number you are given, and so is any evening or overnight rate — nothing is added after.

FAQ
Lock Replacement & Installation: quick answers
Rossmoor has rules about what may go on the door. Do you work inside them?+
Yes. The association sets style and finish for entry hardware, and lever handles with easy-turn thumbturns are the usual answer for hands that no longer grip a knob well. Approved-style hardware goes on, and the receipt names model and finish so the paperwork is straightforward if anyone reviews it a year from now.
Can a 1950s mortise set be saved rather than replaced?+
Frequently. If the case is worn but the trim is sound, a modern mortise case drops into the existing pocket and the original knobs, roses and plates go back on. If the trim itself is cracked, period-style sets come in matching finishes. Both options are laid out at the door before anything is removed.
I already bought the lock. Will you fit it?+
Yes, labor only, figured on the same call. If the lock will not suit the door’s prep or the state of the frame, that is said before the box is opened rather than halfway through the fitting, and the packaging with its spare keys stays with you.
